Job Purpose

The Senior Manager – Property Management is responsible for the effective day-to-day management of the company’s property portfolio, ensuring high occupancy, tenant satisfaction, and strong financial performance. The role supervises property management staff, oversees leasing and tenant relations, and coordinates closely with Facilities Management and other support functions.

Job Responsibilities

Property Operations
•    Manage the daily operations of residential, commercial, and mixed-use properties, including corporate and private assets as assigned.
•    Supervise tenancy agreements, renewals, rent collections, and dispute resolutions.
•    Oversee the delivery of high-quality tenant services and timely resolution of concerns.
•    Market studies, portfolio growth opportunities, vacant land utilization, long-term planning
Leasing & Occupancy
•    Provides recommendations to management on tenant mix strategies and pricing policies to support occupancy and revenue objectives
•    Support leasing activities by promoting vacant units and coordinating with brokers where required.
•    Monitor occupancy, lease expiries, and renewals, taking timely action to minimize vacancies.
•    Provide input on market trends and competitor benchmarks to support pricing decisions.
•    Contributes to the development of tenant engagement initiatives and supports management in handling escalated issues at the senior level.
Financial Management
•    Prepare and monitor annual operating budgets and service charge reconciliations.
•    Track and report on property performance including revenue, occupancy, arrears, and operating costs.
•    Drive cost control initiatives while maintaining service quality.
Coordination & Compliance
•    Collaborate with Facilities Management to ensure safety, maintenance, and statutory compliance across properties.
•    Works closely with Development & FM on portfolio strategy and asset lifecycle
•    Leads compliance framework, audits, risk management, safety/environmental policies
•    Coordinate with Finance, Legal, and other departments to ensure smooth operations.
•    Ensure adherence to all regulatory requirements and internal policies.
People Leadership
•    Lead, mentor, and develop property management staff to ensure high performance and accountability.
•    Set clear operational KPIs and monitor performance against targets

Job Requirements

Qualifications
•    Bachelor’s degree in Real Estate, Business, or related field.

Experience
•    15+ years of property management experience, with at least 3–5 years in a managerial role.
Experience with both residential and commercial/mixed-use properties preferred.

Knowledge & Skills

•    Strong knowledge of leasing, tenant relations, and service charge management.
•    Familiarity with property management software (Yardi, MRI, or equivalent).
